Roof Replacement Costs in Georgia: A Homeowner’s Pricing Guide
Real service prices, roof replacement examples, and project photos to help you plan your budget.

Roof replacement with DOM Roofing and Restoration starts at $400 per roofing square. One square equals 100 square feet of roof surface, so the starting rate is equivalent to $4 per square foot. For a roof measuring 2,500 square feet, the starting calculation would be $10,000, before project-specific adjustments or additional work.
We help homeowners in Sugar Hill, Suwanee, Duluth, Buford, Cumming, Lawrenceville, and communities throughout our Georgia service area understand their options before making a roofing decision.
DOM Roofing and Restoration is a GAF Master Elite® contractor and a GAF President’s Club Award winner. We want you to understand what your estimate covers and how the recommended work addresses your roof.

How much does roof replacement cost?
Our starting roof replacement price: $400 per square. Match that starting rate to a specific roofing product and installation scope. Ask your estimator to name the product and show any adjustments before you compare the total with another bid. See our roof replacement services for the next step.
Starting calculations by roof size
These are arithmetic examples using our starting rate. They are not completed-job prices, local averages, or estimates for a specific home.
| Measured roof surface | Roofing squares | Starting calculation at $400/square |
|---|---|---|
| 1,500 sq. ft. | 15 | $6,000 |
| 2,000 sq. ft. | 20 | $8,000 |
| 2,500 sq. ft. | 25 | $10,000 |
| 3,000 sq. ft. | 30 | $12,000 |
| 3,500 sq. ft. | 35 | $14,000 |

Roof square footage is different from living space
A home’s listing square footage does not tell you its roof area. A two-story house, a one-story house, and a house with a large attached garage can have similar living space but very different roofs. Pitch, overhangs, porches, and additions also affect the measurement.
Ask whether the square count on your proposal represents measured roof surface or the material quantity after an allowance for cuts and waste. That avoids adding waste twice when comparing estimates. GAF’s repair and replacement guide also explains the roofing-square measurement.
What changes the replacement price?

- Roof size and shape. Valleys, dormers, intersecting roof sections, and more edges create additional detail work.
- Pitch, height, and access. The crew’s ability to reach and work on the roof affects the job.
- Roofing product and system components. The shingle, underlayment, flashing, ventilation, and other specified components determine what you are buying.
- Existing layers and disposal. The proposal should state how much roofing will be removed and how debris will be handled.
- Decking condition. Damaged sheathing can require additional work once the roof covering is removed.
- Related repairs and upgrades. Chimneys, skylights, gutters, fascia, and interior damage need their own scope if they are part of the project.
The details of your roof matter more than a citywide average. Compare measurements, roofing products, and the agreed scope when reviewing estimates.
What is included in a roof replacement estimate?
Before accepting an estimate, get a written answer for each item below. Inclusion in the starting rate needs to be confirmed in your proposal.

| Item | What the proposal should explain |
|---|---|
| Roofing materials | Manufacturer, product, color, and the components included in the installation. |
| Tear-off and disposal | Number of layers, hauling, disposal, and any additional-layer charges. |
| Underlayment and flashing | Products and locations; which existing flashing will be replaced or reused. |
| Ventilation | What is being installed or changed and whether intake work is included. |
| Decking | Any included allowance, additional unit price, and approval process for concealed damage. |
| Property protection and cleanup | Access arrangements, protection measures, debris removal, and final cleanup. |
| Other charges and terms | Applicable permit charges, taxes, payment schedule, and the exact written warranty terms. |
What should you budget separately?
Do not assume that new gutters, chimney repairs, skylight replacement, fascia or soffit work, structural repairs, or interior drywall and painting are included in a roof replacement total. Treat them as separate items unless your proposal expressly includes them. Equally, do not add a second charge for work already included in the roof package.
Ask how the crew will document concealed damage and obtain your approval for extra work. A clear unit price for decking is more useful than discovering an undefined extra charge after tear-off. For background, GAF explains roof decking and why its condition matters during replacement.
Roof repair and related service prices
A leak does not have one universal repair price. The source may be a pipe penetration, valley, chimney, skylight, or damaged roof section. The following figures are our service prices. Scope and site conditions still need to be confirmed in an estimate.
Roof leaks, decking, and maintenance
| Service | Listed price | Scope to confirm |
|---|---|---|
| OSB replacement, 32-square-foot panel | $60–$79 per panel; list specifies $60 when more than five panels are needed | Applicable quantity tier, panel specification, and whether this is additional work with a roof project. |
| One pipe boot replacement/repair | $500 | One-boot scope. Request a separate quote for multiple boots. |
| Dead valley repair | $1,200–$1,800 | Area, drainage detail, and the extent of damaged material. |
| Open W-profile metal valley installation | $10 per linear foot | Length, metal specification, and how surrounding roofing will be handled. |
| Roof maintenance | $400 | Tasks and roof area covered by the maintenance visit. |
| HVAC roof vent maintenance/repair | $350–$400 | Roof penetration work; this does not describe servicing the HVAC equipment itself. |
| Secure loose shingles | $200 | Number and condition of shingles that can be secured. |
| Roof section replacement | Inspection-based quote | Depends on the section’s size and the condition of the surrounding roof. |
Pipe boot and valley repairs may involve surrounding shingles, decking, leak-barrier material, and other components. Ask your estimate to identify the materials and repair area. Learn more about our roof repair services.
Chimney and skylight work
| Service | Listed price | Scope to confirm |
|---|---|---|
| Install or replace chimney cap/pan | $800–$1,600 | Size, design, material, and attachment detail. |
| Chimney reflashing | $1,600 | Chimney dimensions and whether adjacent roofing or siding needs repair. |
| Skylight installation | $1,200, depending on size and type | Unit supply, opening, flashing, shaft, and interior finishing. |
| Skylight replacement | $1,200 | Replacement unit, size, flashing, and interior scope. |
| Remove and cover a skylight | $600 | Roof closure and whether ceiling finishing is separate. |
| Chimney cap with shroud; chimney siding or corner-board work | Written quote required | Design and repair scope must be matched to the appropriate service. |
A cap/pan and chimney flashing address different parts of the assembly. Replacing one does not establish that the other is sound. For a skylight, ask whether the problem is at the unit, flashing, or surrounding roofing before choosing removal or replacement.
Gutters, fascia, soffits, and other related work
| Service | Listed price | Scope to confirm |
|---|---|---|
| Gutter replacement | $10 per linear foot | Profile, material, removal, outlets, and downspouts. |
| Gutter guard installation | $10 per linear foot | Guard product and condition of the existing gutters. |
| Gutter cleaning | $200–$500 | Roof size, access, debris, and the cleaning scope. |
| Gutter corner maintenance | $200–$300 per corner | Number of corners and repair method. |
| Fascia board replacement | $7–$10 per linear foot | Board dimensions, material, and finishing. |
| Fascia and soffit replacement | $10 per linear foot | Exact combined scope; do not automatically add this to the fascia-only rate. |
| Downspout extension, roof or ground | $150–$450 | Location, length, routing, and applicable service option. |
| Solar-powered attic vent installation | $600 | Equipment, electrical requirements if any, and ventilation design. |
| Interior painting/drywall repairs | From $600 | Area and finishing required after the leak source is addressed. |
For a separate gutter project, review our gutter installation and replacement services. For airflow concerns, request an assessment through attic and roof ventilation services; adding an exhaust vent alone does not define the complete ventilation scope.
Should you repair the roof or replace it?
Ask the inspection to answer two questions: What caused the problem, and what condition is the rest of the roof in? A localized defect can support a focused repair. Widespread deterioration, multiple recurring problem areas, or a roof that cannot support a durable repair warrants a replacement comparison.
| A repair may fit when… | Request a replacement comparison when… |
|---|---|
| The cause is limited to a specific detail, such as one pipe boot or flashing area. | Problems extend across several roof areas. |
| Surrounding roofing and decking can support the repair. | Repairing one area would leave substantial deterioration elsewhere. |
| The proposed work addresses the cause of the leak. | Repeated repairs have not resolved the underlying condition. |
| The remaining roof condition makes the investment reasonable. | Several necessary repairs would be addressed within a clearly defined replacement scope. |
There is no useful universal rule that a repair costing a certain percentage of replacement is automatically wrong. Compare the scope, likely durability of the proposed repair, remaining roof condition, and your plans for the home. Ask for photographs and an explanation of why each option is being recommended.
Three examples of how to build a roofing budget
Illustrative calculations only. These examples use selected service prices from DOM Roofing and Restoration and hypothetical quantities. They are not past customer projects, all-inclusive quotes, or guarantees that the starting replacement rate applies to your roof.
Example 1: A 2,500-square-foot roof with additional decking
- Roof surface: 2,500 ÷ 100 = 25 squares.
- Starting replacement calculation: 25 × $400 = $10,000.
- If six additional 32-square-foot OSB panels are needed and not already included, the list’s more-than-five-panel rate gives: 6 × $60 = $360.
- Illustrative subtotal: $10,360, before other adjustments or charges.
The six panels represent 192 square feet of sheathing. Confirm that the quantity rate applies and what decking, if any, is already included before adding this allowance.
Example 2: Roof replacement with new gutters
- A 30-square roof at the starting rate: 30 × $400 = $12,000.
- 150 linear feet of gutter replacement: 150 × $10 = $1,500.
- Illustrative subtotal: $13,500.
- If 150 linear feet of guards are also selected: add 150 × $10 = $1,500, making the illustrated subtotal $15,000.
This does not assume that downspouts, fascia repairs, or other work are included. Those items need an explicit place in the written estimate.
Example 3: A localized pipe boot problem
We list $500 for one pipe boot repair/replacement. If the inspection finds that this is the only necessary roof work, it is a different scope from a full replacement. The comparison becomes more complicated if the surrounding roof also needs work. Any interior repair is a separate scope; the price list starts interior painting/drywall repairs at $600. Do not assume that fixing the roof also restores a stained ceiling.
How do these prices compare with outside roofing estimates?
Online averages are useful for context, but they cannot establish the price for your home. Check whether a source uses roof area or living space, which material it assumes, and whether the number describes a complete installation or one repair.
| Work described by the source | Published range | Source and date |
|---|---|---|
| Installed asphalt shingle roof replacement | $5,800–$20,000 | Angi roof replacement cost guide, updated October 22, 2026. |
| Roof repair | $395–$1,968 | Angi roof repair cost guide, updated October 14, 2026. |
Both sources were checked October 24, 2026. They summarize different project sizes and conditions rather than a standardized quote for one roof.
These external figures are not quotes from DOM Roofing and Restoration or measured averages for each city we serve. Differences in size, material, included work, and methodology can explain much of the spread. Compare itemized estimates for the same project before deciding that one price is high or low.
Roofing cost FAQs
How much does a roof cost on a 2,000-square-foot house?
The living-space figure is not enough to calculate the roof. If the actual roof surface measures 2,000 square feet, that equals 20 squares. At our $400-per-square starting rate, the illustrative base calculation is $8,000, before adjustments and additional work. A roof measurement and written scope are needed for a quote.
Is $400 per square an all-inclusive roof replacement price?
The $400 figure is a starting rate; the final scope depends on your home and the roofing system selected. Confirm the roofing material, tear-off, disposal, flashing, underlayment, ventilation, decking allowance, applicable charges, and warranty terms in the estimate.
Does roof decking replacement cost extra?
It can, depending on your estimate and the condition found during the work. We list OSB replacement at $60–$79 per 32-square-foot panel, specifying $60 when more than five panels are needed. Ask what is included, which unit rate applies, and how additional damaged panels will be documented and approved.
Are roof inspections free?
We offer free roof inspections. Specialized reports and emergency appointments may be a different service. When scheduling, explain whether you need a routine estimate, a formal written assessment, or urgent service, and confirm any fee before booking.
Can I replace the roof and gutters together?
You can request an estimate for both. We list gutter replacement at $10 per linear foot, with gutter guards listed separately at $10 per linear foot. Ask for the gutter profile, downspouts, removal, fascia work, and timing to be itemized.
Does a skylight leak mean I need a new skylight?
Not necessarily. The assessment should identify whether the issue involves the skylight, its flashing, or adjacent roofing. We list skylight replacement at $1,200, but the unit and installation scope need to be confirmed before using that figure as a project budget.
Can I finance a roof replacement?
Explore our roof financing page. Request current eligibility requirements and terms, and compare the total financed cost with the cash estimate. This guide does not quote a payment, rate, or approval promise.
Why can two estimates for the same roof differ?
The contractors may be quoting different measurements, materials, flashing work, ventilation, decking allowances, removal, or warranty terms. Put the proposals side by side and resolve scope differences before comparing the final number.
