Gutter Repair in Alpharetta, GA

Not every gutter problem is a replacement. Gutters that are pulling away from the fascia, sections that are sagging and holding water, joints that are leaking at the seams — most of those are fixable. The calculus changes when the gutter material itself is failing (thin, fragile, corroded) or when the underlying fascia is so water-damaged that there's nothing solid left to anchor to. We'll tell you which situation you're in before recommending anything.

A Real Job from Avalon Area — Alpharetta

A newer craftsman townhouse near the Avalon development, built around 2015. Relatively new home but the gutters on the rear elevation had begun sagging noticeably within the first few years.

Two rear gutter sections sagging in the middle, both showing standing water after rain had cleared. The homeowner was frustrated because the home was only eight years old and he expected the gutters to be in better shape.

The sagging was caused by inadequate hanger spacing from the original installation — 36-inch spacing on a section with a 12-foot run that had significant volume from the hip roof above it. With that hanger spacing, the section was deflecting under load every time it rained and never fully recovering. There was no fascia damage — the board was solid. Just under-engineered installation from the original builder's gutter sub who prioritized speed over proper installation.

Added additional hidden hanger brackets at 18-inch spacing, re-pitched the sagging sections toward the downspout end, and re-sealed the joint where one section had started to separate slightly at the connection. Two-hour job, gutters running properly and holding correct pitch.

No replacement needed. The gutters are the same ones the builder installed — they were never defective, just under-fastened. Repair cost was well under $200. The homeowner appreciated not being told he needed a replacement he didn't.

Gutter Problems We Repair in Alpharetta

Sagging sections with insufficient hanger spacing are the most common repair we see across Alpharetta — builders and gutter subs routinely over-space hangers to cut installation time. Leaking joints at seams are the second most common issue on older sectional gutters; the joint sealant dries out and cracks over time. Gutters pulling from the fascia indicate either over-spacing, damaged fascia wood, or both. Downspout disconnections and clogs are quick fixes. Crushed or collapsed sections from fallen branches or ladder damage sometimes require section replacement rather than repair.

For gutters that are simply beyond repair — original 4-inch sectional gutters on a large Alpharetta home that have been patched multiple times — honest replacement with properly sized seamless aluminum is the right call. We do both. See our gutter repair services and gutter installation page for the full picture. For general maintenance, our gutter cleaning service can extend the life of your system significantly.
