A chimney is essentially a hole in your roof that's been carefully plugged. The problem is that "carefully" depends on who did the original work, how old the materials are, and how many Atlanta summers and winters that system has cycled through. Chimneys are one of the most reliable sources of roof leaks on Atlanta homes — especially in older neighborhoods like Ansley Park, Morningside, and Druid Hills where chimneys may have been on those houses for sixty or seventy years.
What Actually Fails
Flashing failure at the chimney base. The metal that seals the gap between chimney and surrounding roof material expands and contracts with temperature, gets beaten by rain and UV, and eventually lets go. This is where most chimney-area leaks originate, and it's the first place we look.
Missing or damaged chimney caps. The metal cap over your flue opening keeps rain, animals, and debris out. If it's rusted through, blown off, or was never properly installed, water goes straight down the flue.
Crown deterioration. The cement slope around the flue opening cracks from freeze-thaw cycling and UV. Water infiltrates those cracks, freezes, expands, creates larger cracks. Eventually water is infiltrating the chimney structure from the top.
Mortar joint erosion. The mortar between chimney bricks erodes over decades. Atlanta doesn't get hard winters, but it gets enough temperature cycling to deteriorate mortar over time.
