A Real Job: Recurring HVAC Curb Leak — Pleasant Hill Road Retail Space

A single-story retail space near the Pleasant Hill and Satellite Boulevard intersection. ~6,200 sq ft of TPO membrane installed in 2011. Recurring leak near a rooftop HVAC unit dripping into the back office. Two maintenance contractors had patched with lap sealant — both times the leak returned within months.

The TPO field was serviceable overall. The leak originated at the HVAC curb where thermal cycling had shifted the mount, pulling the boot seal from the membrane on the downhill side. Previous patches addressed surface gaps but missed the mechanical separation. Two membrane seams near the parapet were also showing early adhesion loss.

Removed the failed curb boot. Installed a fully adhered TPO curb wrap extending well beyond the previous patch. Heat-welded all edges. Addressed the parapet seams with proper splice treatment. Documented everything for the property manager's records.

No recurrence through 14 months. The property manager put us on a semi-annual inspection schedule for this and two additional commercial properties along the corridor.
