The Usual Chimney Problems

Flashing failure is the most common issue we see. The flashing is what seals the gap between your chimney and your roof, and it takes a beating. After 15-20 years, it's often cracked, pulled away, or rusted through. This is where most chimney leaks start.

Missing or damaged caps. That metal cap on top of your chimney keeps rain, animals, and debris out of the flue. If it's gone or rusted out, water goes straight down into your chimney.

Cracked crown. The cement crown on top of your chimney (the sloped part around the flue) cracks over time. Water gets into those cracks, freezes in winter, expands, and makes the cracks bigger. Eventually, water is running down inside your chimney structure.

Bad mortar joints. The mortar between your chimney bricks deteriorates over decades. When it gets bad enough, water penetrates right through the chimney walls.
