Pipe Boot Repair in Dunwoody, GA

If you've got a roof leak and your house was built more than 12-15 years ago, there's a decent chance the culprit is a failed pipe boot.

What's a Pipe Boot?

Those pipes sticking up through your roof are plumbing vents. They let air into your drain system so water flows properly. Each one has a rubber or neoprene "boot" around it that seals the gap between the pipe and the roof.

The problem? That rubber doesn't last forever. Georgia sun beats down on it. Temperatures swing from freezing to 95 degrees. After 10-15 years, the rubber gets brittle and cracks — usually right around the collar where it seals to the pipe. Once that happens, every rain sends water straight into your attic.

The Good News

Pipe boot replacement is one of the quickest, cheapest roof repairs there is. We're usually in and out in under an hour. It's way less expensive than most people expect — definitely less than dealing with water damage to your ceiling and attic.

Our Options

We can replace your old boot with:

  • Standard rubber boot — the basic fix, good for another 10-15 years
  • Premium EPDM boot — better material, longer lifespan
  • Metal boot cover — goes over the existing boot, essentially permanent solution

If your roof is older and you've got multiple pipe boots, we usually recommend doing them all at once. It's not much more money, and it prevents you from having this same problem again in a year or two when the next one fails.

If your roof is really old, it might be time to talk about replacement instead of continuing to repair individual issues. We'll give you an honest take on what makes sense.

Think your pipe boots might be the problem? Call us at (678) 766-9646 — this is usually a quick, easy fix.
