Signs Your Flashing Might Be the Problem

Why Flashing Fails
A few things cause flashing problems:
Age and weather. Georgia's heat, cold, and humidity take a toll. Metal expands and contracts with temperature changes, and over time this can cause it to pull away from the surfaces it's supposed to seal.
Poor installation. We see this a lot. Someone installed flashing incorrectly years ago — wrong type, wrong technique, too much caulk instead of proper overlapping — and now it's failing. Caulk is not a substitute for proper flashing installation, but a lot of roofers treat it like it is.
Storm damage. High winds can lift and bend flashing. Hail can dent it. Debris can knock it loose.
