What We Look At

When we inspect a roof, we're checking for:

• Shingle condition — cracking, curling, missing granules, worn spots
• Flashing around chimneys, walls, vents, and skylights
• Pipe boot condition — these fail before most other things
• Ridge caps and hip shingles
• Valleys and other water-collecting areas
• Gutters and drainage
• Ventilation — both intake and exhaust
• Any signs of past leaks or repairs

If we can access your attic, we'll look at the underside of the deck too. Sometimes you can see issues from inside — water stains, daylight coming through, inadequate insulation — that aren't visible from outside.

When You Should Get an Inspection

After a significant storm. Even if you don't see obvious damage, hail and wind can cause problems that aren't visible from the ground.

If you're buying or selling. Know what you're getting into, or get ahead of what a buyer's inspector might find.

If your roof is 15+ years old. This is when shingle roofs start showing their age. Better to know the condition and plan ahead than be surprised.

If you notice anything weird. Higher energy bills, granules in gutters, daylight in the attic, stains on ceilings — all worth investigating.
