Skylights are great when they work. Natural light, open feel, maybe even some ventilation if you've got one that opens. But when they start having problems? They can be a real headache.
Common Skylight Issues
Leaking. This is the big one. Water dripping through your skylight every time it rains is no fun. Sometimes it's a flashing problem around the skylight, not the skylight itself. Sometimes the seal between the glass and frame has failed. Sometimes the skylight is just old and worn out.
Fogging between panes. If you've got a double-pane skylight and there's condensation or haze between the glass layers, the seal has failed. You're not getting the insulation value anymore, and it looks bad.
Cracked glass. Hail, fallen branches, or just age can crack skylight glass. This is usually a replacement situation rather than repair.
Condensation issues. Sometimes what looks like a leak is actually condensation forming on the inside of the skylight and dripping down. This usually means a ventilation or insulation problem, not a skylight problem.
Repair or Replace?
It depends on the skylight's age and what's actually wrong:
If your skylight is less than 15 years old and the leak is coming from around it rather than through it, we can usually just redo the flashing and sealing. That's a lot cheaper than a new skylight.
If the skylight itself is failing — bad seals, damaged frame, old single-pane unit — replacement makes more sense. Modern skylights are much more energy efficient and leak-resistant than what was installed 20-30 years ago.
A lot of people replace skylights when they get a new roof. It just makes sense to do it all at once rather than ripping up new shingles later.
