What Goes Wrong With Skylights
Leaking. The big one. Water coming through during storms or showing up as stains around the skylight. Here's the thing though — it might not be the skylight itself. Often it's the flashing around the skylight that's failing, not the unit. That's actually good news because flashing is cheaper to fix.
Foggy glass. If your skylight has double panes and there's haze or condensation between them, the seal has failed. Your insulation value is gone and it looks bad.
Cracked glass. Hail, falling branches, just age. Usually means replacement, not repair.
Condensation inside. Sometimes what looks like a leak is actually condensation forming on the inside of the skylight and dripping. This is typically a ventilation or insulation issue, not a skylight issue.
Fix It or Replace It?
Depends on age and what's actually wrong:
Skylight under 15 and leak is around it (not through it)? We can probably redo the flashing and call it good. Much cheaper than a new unit.
Skylight itself is failing — bad seals, damaged frame, old single-pane design? Replacement makes more sense. Modern skylights are way more efficient and leak-resistant than what was going in 25 years ago.
Lots of people replace skylights when they get a new roof. Makes sense — do it all at once rather than tear up new shingles later.
