What Even Is a Pipe Boot?
Those pipes poking through your roof are plumbing vents — they let air into your drain system so everything flows properly. Each pipe goes through a rubber sleeve called a "boot" that seals the gap between pipe and roof.
Problem: that rubber doesn't age as well as the rest of your roof. Georgia sun cooks it. Summer heat followed by cold snaps stresses it. After 10-15 years, the rubber gets brittle and cracks open — usually right where it wraps tightly around the pipe. Once that seal breaks, every rain puts water directly into your attic.
