What Flashing Does (And Why It Fails)

Flashing is just thin metal shaped to seal gaps — anywhere your roof meets something else. Chimneys, walls, skylights, valleys, vent pipes. It's not glamorous, but when it fails, water gets straight into your house.

Why It Gives Out

Temperature cycling. Metal expands when hot, contracts when cold. Decades of this works it loose from surrounding surfaces. The sealant fails, the metal pulls away, water finds a path.

Sloppy installation. This one drives us crazy. Someone relied on caulk where they should have used proper overlapping techniques, or picked the wrong flashing profile for the situation. Caulk isn't a primary seal — it's supposed to help good flashing, not replace it.

Storm damage. High winds can lift, bend, or peel back flashing. Storm hits don't always show up immediately — sometimes it takes a few rains before flashing damage becomes a leak.

How We Approach It

Sometimes flashing just needs to be resealed and secured. Sometimes it needs to come out and be replaced entirely. We assess what you've got and give you an honest read.
