Sloppy installation. This one drives us crazy. Someone relied on caulk where they should have used proper overlapping techniques, or picked the wrong flashing profile for the situation. Caulk isn't a primary seal — it's supposed to help good flashing, not replace it.

Storm damage. High winds can lift, bend, or peel back flashing. Storm hits don't always show up immediately — sometimes it takes a few rains before flashing damage becomes a leak.
