Skylights are great for natural light — there's nothing quite like sunshine flooding your kitchen or bathroom without flipping a switch. But when they start leaking, fogging up, or dripping condensation, that charm fades pretty fast.
What Typically Goes Wrong
Leaking. This is the big one. Water coming in during rain, pooling on the frame, staining the ceiling around the skylight. But here's something worth knowing: it might not actually be the skylight. Often the flashing around the unit is what's failing, not the skylight itself. Good news, because flashing is cheaper to address.
Foggy glass. If you've got double-pane skylights and there's cloudiness or moisture trapped between the layers, the seal has broken. Your insulation value is gone and it looks terrible.
Cracked glass. Hail, branch impacts, just old age. Usually means replacement rather than repair.
Interior condensation. Sometimes what appears to be a leak is actually condensation forming on the inside of the skylight and dripping down. That's typically a ventilation or insulation issue, not a skylight problem per se.
Repair vs. Replacement
It depends on age and what's actually broken:
Skylight less than 15 years old and the water's getting in around it, not through it? We can probably just redo the flashing and sealing. Much cheaper than a whole new unit.
Skylight itself failing — shot seals, damaged frame, ancient single-pane design? Replacement makes more financial sense. Modern skylights are dramatically better at staying leak-free and insulating than what went on roofs 25 years ago.
Lots of homeowners replace skylights when they're getting a new roof anyway. Makes sense — do everything at once rather than disturbing new shingles later.
