A recurring interior leak on the second floor near an HVAC unit curb. It had been patched twice — once by the building's maintenance contractor and once by a roofing company that applied lap sealant around the curb. The leak would stop, return within a few months.

Re-sealed the curb-to-membrane transition with proper TPO splice adhesive — heat-welded at the edges. Identified and addressed two additional spots on the roof with membrane seams showing early signs of adhesion failure before they became active leaks.
Building went through a full year of Alpharetta weather — including a period in January with freezing rain followed by roof-load conditions — without any recurrence. The facilities director now schedules us for annual preventive inspections on all four buildings he manages.
