A 4,200 sq ft custom build on a wooded lot near Providence Road. Traditional architecture, 12/12 main pitch with shed dormers over the rear, standing seam metal specified for the dormers and a covered entry, GAF architectural shingles on the main roof.
The general contractor needed a roofing subcontractor who could handle both the metal and shingle portions of the project and coordinate with the HVAC and framing subs on timing. Previous sub had fallen through two weeks before scheduled start.
Before starting, we reviewed the architectural drawings and flagged one area where the drainage plan for a rear valley would concentrate high water volume over a run of less than four feet before hitting a flat porch section — a detail that was going to cause problems if built exactly as drawn. We brought it to the GC's attention with a proposed solution before any materials were ordered.
Worked with the GC to slightly modify the valley pitch on that section with a scupper extension. Installed the main roof with synthetic peel-and-stick underlayment per spec — not felt, which was the original budget spec but inadequate for a house at this price point. Applied ice-and-water shield at all valleys, eaves, and penetrations. Installed the standing seam panels on the dormers and entry with hidden fasteners and proper expansion clearances. All flashing was custom-fabricated aluminum to match the aesthetic of the home.
Job passed inspection first round, on schedule. GC has since called us on two additional Alpharetta projects. The homeowner reached out after the first winter to say everything was performing perfectly, including the high-volume rear valley that we'd caught in the drawings.
What Goes Into a Proper New Roof Installation
The foundation of any long-lasting roof system is the underlayment and waterproofing layer — what goes down before a single shingle is installed. Synthetic underlayment dramatically outperforms traditional felt in Georgia's climate, and ice-and-water shield at all critical points — eaves, valleys, around every penetration — provides the secondary protection that keeps water out if the primary layer is ever compromised.
