Your chimney is basically a brick tower punched through an otherwise waterproof roof. Water has been trying to get around that barrier since the day your house was built — and eventually, it finds a way in. Between the flashing at the base, the cap on top, the crown, and all the mortar joints holding it together, there's no shortage of weak points.

What Actually Goes Wrong

Flashing failure is far and away the most common chimney problem we see. That metal barrier between your chimney and the roof surface gets cooked by summer sun, frozen in winter, soaked by rain — year in, year out. Eventually it separates, cracks, rusts out, or the sealant just gives up. Most chimney leaks trace back to this.

Damaged or missing caps. That metal lid over your flue opening keeps rain, leaves, birds, and squirrels out of the chimney. If it rusts through, blows off, or was never installed — water pours straight down into the structure.

Cracked crown. The cement slope around the flue at the top of the chimney develops cracks over time. Water seeps into those cracks, freezes, expands, creates bigger cracks. Before long, moisture is running down inside the chimney walls.

Eroded mortar joints. Between the bricks, the mortar slowly wears down over the decades. Once enough mortar deteriorates, water starts penetrating right through the chimney body.
