What Flashing Is (And Why It Stops Working)

Flashing is thin metal bent and shaped to seal the gaps wherever your roof bumps into something — chimneys, walls, skylights, valleys, pipe penetrations. Not the most glamorous component, but when it fails, water has a direct path into your house.

The Spots That Fail Most Often

  • Around chimneys — this is number one, by a wide margin
  • Where dormers or second-story bump-outs meet the main roofline
  • Around skylights
  • In roof valleys where two surfaces channel water together
  • Along the roof edges (drip edge flashing)

What Causes the Failure

Years of temperature swings. Metal expands in heat, contracts in cold. Decades of this cycle gradually works it loose from where it's seated. Sealants crack and peel, the metal pulls away from the surface, and water finds its opening.

Sloppy original work. This one really gets under our skin. Somebody slathered on caulk where they should've used proper step-and-overlap technique, or grabbed the wrong flashing profile for the application. Caulk is a supplement to good flashing — it was never meant to be the main defense.

Storm hits. Strong wind can bend, lift, or rip flashing right off the roof. Storm damage to flashing doesn't always show up right away — sometimes it takes a few heavy rains before the compromised seal becomes a visible leak.

How We Handle It

Sometimes the existing flashing just needs resealing and resecuring. Sometimes it's too far gone and needs full replacement. We take a look, assess what's there, and tell you what's worth doing.

For chimney work specifically, we do it properly — step flashing woven into the shingle courses, counter flashing tucked into the mortar joints. Two layers of protection instead of one piece of metal and a prayer.
